Dorinda Medley is selling a rare 3.689-acre parcel of her iconic Blue Stone Manor estate in the Berkshires for $1.2 million

The RHONY alum and Golden Life star tells PEOPLE she decided to list the Massachusetts parcel while planning her estate and thinking about daughter Hannah’s future

Medley also reflects on Blue Stone Manor’s lasting Bravo legacy, her late husband Richard’s surprise purchase of the home and the millions they spent restoring it

Blue Stone Manor has long been one of the most famous homes in the Bravo universe. Now, for the first time, one lucky buyer will have the chance to become part of it.

PEOPLE can exclusively reveal that Dorinda Medley is selling just under 3.7 acres from her famed Great Barrington, Mass., estate for $1.2 million — a rare opportunity that will allow a buyer to build a home on land that’s long been part of the iconic property, with the Real Housewives of New York City alum’s beloved Tudor mansion serving as its backdrop.

The buildable parcel, which comes with its own private entrance and access road, is surrounded by protected conservation land with sweeping views of Massachusetts, Connecticut and New York on all sides. It’s also just minutes from downtown Great Barrington, one of the Berkshires’ most sought-after real estate markets.

“When you’re on this property, it’s unlike anything you’ve ever experienced,” Medley tells PEOPLE. “I always say, the minute I go through the gates, time just stops. You leave everything behind. It’s like you’ve entered into a whole different world. It’s peaceful and calm and restorative, in a way words can’t do justice.”

Selling a piece of Blue Stone Manor wasn’t something Medley ever expected to do. But over the past year, while getting her affairs in order, she began taking a closer look at the sprawling land she’s called home for more than two decades.

As part of her estate planning, the SiriusXM host and best-selling author had the property professionally surveyed for the first time since her husband purchased the land and its 1902 mansion in 2005. When the results came back, she discovered that the home she previously believed sat on roughly nine acres of land actually encompassed nearly 20 acres spread across nine separate lots.

“I thought to myself, ‘Why do I need 20 acres?” Medley recalls. I’d been happy with nine! Now I found out I owned 19 and a half! It just felt excessive. And I thought to myself, ‘I don’t want to pay all these taxes on this land I’m not even using.’ It felt wasteful, because the land I own is so far away from the house. I don’t use the land like they did when the home was first built. It isn’t necessarily for the property anymore.”

In fact, the extra acreage was so removed from Blue Stone Manor that Medley had long assumed it was owned by someone else.

“I go on a lot of long walks, especially in the fall. And for years and years, I’d been walking on that land thinking I was trespassing on someone else’s property the whole time!” she says with a laugh. “I’d say to anyone who was with me, ‘We’re gonna walk the horse trails, but I don’t know who owns it so we gotta be quick.’ Turns out, it’s me! I own it!”

Attempting to tighten up Blue Stone Manor’s footprint and make sure her adult daughter, Hannah, could have a more manageable property down the line, Medley hired a law firm to conduct a full evaluation of the land — including its easements, topography and building restrictions. She ultimately reorganized the property into three lots, one of which is the 3.7-acre site tucked beyond Blue Stone Manor itself that’s now being offered for sale.

“I kept three acres behind my house for protective reasons,” she says. “But the property that I’m selling is far down there that no one would even notice it was meant to be connected to this land.”

The parcel, now listed by realtor Shelly Tretter Lynch of Compass, is one of the few places on the estate where a home can be built. While there are restrictions on height, Medley says there are no architectural limitations, adding that she hopes the future owner embraces the property’s history.

“I hope whomever buys it builds a beautiful historical home here,” says Medley, who will next be seen on E!’s The Golden Life. “Something that really fits into the spirit of this special, special place.”

Of course, reality TV viewers know just how special Blue Stone Manor is. The home has become almost as recognizable as Medley herself with its grand interiors serving as the backdrop for some of TheReal Housewives of New York City’s most memorable moments, including Medley’s often-quoted “I cooked, I cleaned, I made it nice,” rant.

Later, Bravo even set an entire season of Peacock’s streaming hit Real Housewives Ultimate Girls Trip at Medley’s home. It’s a move the network will call back to when the cast of the upcoming Real Housewives Ultimate Girls Trip: Roaring 20th visits the property alongside 82 past and present Housewives for an epic finale party.

But for Medley, the estate’s story began decades before television cameras ever arrived. Growing up, she dreamed of living within the walls of the Tudor-style home, which her grandfather and great-grandfather helped build.

She’d tell stories about the home to her late husband, Richard, even taking him up to the Berkshires to see the then-neglected property. And in 2005, just months before their wedding, he surprised her and purchased the estate in their joint names.

“I’ll never forget, I went to meet Richard for lunch. And he says, ‘I have something for you!’ ” Medley recalls. “And I’m thinking, ‘Yes! More jewelry!’ And he takes out the deed with my name on it and says, ‘I bought you the house!’”

Her reaction wasn’t exactly what he expected. “Why the f--- would you do that?” she remembers angrily telling him. “I was telling you a story! I didn’t tell you to go f---ing buy it!” Because I knew exactly how much work it needed, and I didn’t want to do all of that.”

The couple ultimately invested nearly $4 million into restoring the 1902 estate, lifting the home from its foundation, repairing decades of damage, insulating the walls and transforming the once-abandoned summer cottage into the home fans know today.

After Richard’s death in 2011, Medley continued maintaining the property herself, preserving both its history and the memories it holds. Looking back, she’s not only proud of what Blue Stone Manor has come to mean to fans, but of having been its steward for nearly two decades.

“I could never have imagined this place would come to mean so much to so many people through our time on Bravo,” Medley says. “But I’m 61 now. My husband owned Blue Stone Manor for what, six years? He’s been gone almost 15. I’ve owned it ever since — and when I say ‘owned it,’ I don’t just mean financially; I mean I’ve run it. I’ve been its caretaker. I’ve been its bosun. From what time the fountain goes on in the morning to how the gardens are kept, every decision has to be made. This is a full-time job. This isn’t something where you just hire a house cleaner. And I’ve done it, by the grace of God, without having to answer to a man.”

She often thinks about that when she reflects on the very people in her life who initially constructed the western Massachusetts home. “These pillars here in my garden were crafted by an immigrant who came over specifically to build this house. And that immigrant was my great grandfather. And his cousins. And eventually, my grandfather,” Medley says. “I can’t imagine that they sat there building that, thinking as a worker, ‘I wonder who lives up there?’ And now, not only does one of his relatives own it, but it’s a woman. That’s what sits with me.”

Now, she’s hoping someone else will begin writing the next chapter just beyond its gates.

“The thing that’s been the most beautiful thing about Blue Stone Manor is how it resonates with people,” Medley says. “It’s not a house, it’s a lifestyle. I don’t think people really believe it’s real. When they finally come up, they don’t get it until they get there. It’s magic.”
